Why Sprinkler Maintenance Matters

Legal Requirement

Under the Regulatory Reform (Fire Safety) Order 2005 and BS EN 12845 (Fixed firefighting systems — automatic sprinkler systems), annual maintenance is required for all installed sprinkler systems in non-domestic premises. Responsible persons must ensure maintenance is carried out by a competent contractor and that records are kept.

System Types We Service

Wet Pipe Systems

The most common type — pipes are always charged with water, giving the fastest response.

Dry Pipe Systems

Pipes are pressurised with air; water enters only when a sprinkler activates. Used in unheated spaces.

Pre-Action Systems

Require a two-step activation to minimise accidental discharge. Often used in data centres.

Deluge Systems

All sprinkler heads open simultaneously when the system activates. Used in high-hazard areas.

Covers the engineer visit, inspection, system testing, and written service report.

+ £70ex VAT per floor

Applied per floor of the building serviced, reflecting the time and complexity of multi-floor systems.

Example: A 4-floor building would be priced at £225 + (4 × £70) = £505 ex VAT for the annual service visit.

After the Visit

System Serviceable

You receive a full written service report and the system log book is updated. Your next service date is recorded in your portal with an automatic reminder.

Defects Found

Defects are clearly documented in the service report. An itemised remedial quote is provided in your portal for review and approval before any work proceeds.
