Compliance & Legal Requirements

Is dry riser testing a legal requirement?

Yes. Annual hydraulic pressure testing and six-monthly visual inspections are required under BS 9990:2015 and the Regulatory Reform (Fire Safety) Order 2005. Failure to comply can result in fines, prohibition notices, and personal liability.

Who is responsible for arranging dry riser testing?

The "Responsible Person" under the RRO — usually the building owner, managing agent, or the person in control of the premises. Where responsibility is shared between a freeholder and a managing agent, this should be clearly set out in the management agreement.

How often does a dry riser need to be tested?

A full hydraulic pressure test is required every 12 months. An interim 14-point visual inspection is required every 6 months — typically three months either side of the annual test.

What standard governs dry riser testing?

BS 9990:2015 — Code of Practice for Non-Automatic Fire-Fighting Systems. Fire hydrant testing is governed by BS EN 671-3, and sprinkler maintenance by BS EN 12845.

What happens if my dry riser fails a test?

A fail means the system is not currently fit for use by the fire service. You'll receive a remedial works quote and the asset will be marked as requiring remedial action. You should arrange repairs as quickly as possible to restore compliance.

About the Testing Process

What does an annual dry riser pressure test involve?

The engineer carries out a 14-point visual inspection followed by a 15-minute hydraulic pressure test at 10 bar. The system is checked for landing valve condition, inlet breeching valve, signage, pipework, and drain valve operation. A pass certificate is issued the same day.

How long does a test take?

An annual pressure test typically takes 45–90 minutes per riser. A visual inspection is usually 30–45 minutes. Fire hydrant tests take around 30 minutes per hydrant.

Do I need to be on site during the test?

Not necessarily. Many clients provide a key holder or site contact. As long as someone can give the engineer access on the day, you don't need to attend yourself.

Will the engineer contact me before attending?

Yes — once an engineer is assigned you'll see the booking in your portal with the engineer's details. If access requires coordination, the engineer will contact the site contact directly.

What if something urgent comes up and I need a test sooner?

Use the Urgent Request option in your client portal, or call us directly on 0161 821 0662. We'll do our best to prioritise and get an engineer scheduled as quickly as possible.

Pricing & Payment

How does pricing work?

We use a credit system — one credit covers one engineer visit to one asset. Pressure Test credits are £179 ex VAT, Visual Inspection credits are £99 ex VAT, and Hydrant Test credits are £109 ex VAT. Credits are purchased by bank transfer and never expire.

Are there any call-out fees or travel charges?

No. Prices are all-inclusive. There are no call-out fees, travel charges, or hidden extras regardless of where in the UK your properties are located.

Are prices inclusive of VAT?

All prices shown are exclusive of VAT. VAT at the standard rate (20%) will be added.

When are credits deducted?

Credits are deducted automatically when an engineer is assigned to a visit — not when you register or add a property.

Do you offer discounts for large portfolios?

Is there a minimum spend or contract?

No contracts and no minimum spend. Credits never expire, so you can top up at whatever pace suits you.

Using the Platform

How does the automatic engineer assignment work?

Every morning the system checks all assets across all your properties. Any asset due within the next 14 days has an engineer assigned automatically — provided you have the relevant credits available. You'll receive a notification and the booking appears in your portal.

How do I know when my tests are due?

The platform tracks every asset and sends you email reminders as each test approaches its renewal date. You can also see the status and next due date for every asset from your properties dashboard.

Where are my certificates stored?

All compliance certificates are stored permanently in your portal under the Certificates section. You can download them as PDFs at any time for insurance, audits, or fire authority inspections.

Can I manage multiple properties from one account?

Yes — add as many properties as you need. Each property can have multiple assets (risers, hydrants, sprinkler systems), all tracked independently with their own test schedules and certificates.

What if a remedial quote is raised — how do I respond?

Remedial quotes appear in the Quotes section of your portal. Review the itemised breakdown, then accept or decline online. If you accept, we'll schedule the remedial work and re-test.
