What Is a Fire Hydrant?

Fire hydrants are access points into the mains water supply that allow the fire brigade to connect their appliances and draw large volumes of water quickly. Street hydrants are managed by water companies, but private hydrants — those located on private land — are the responsibility of the landowner or building manager.

Private hydrants are common on industrial estates, hospital grounds, large commercial sites, and housing developments. If they are not regularly tested and maintained, there is a real risk that they will fail to deliver adequate flow and pressure when the fire service needs them most.

Legal Requirement

Under the Regulatory Reform (Fire Safety) Order 2005, responsible persons must ensure that fire-fighting facilities and equipment — including private hydrants — are maintained in efficient working order. The relevant maintenance standard is BS 9990 and guidance from water companies and local fire authorities. Annual testing is the accepted standard.

What the Test Covers

Our engineers carry out a full flow and pressure test together with a physical inspection of each hydrant and its surroundings.

Static pressure measurement
Residual pressure under flow
Flow rate at outlet
Hydrant condition and corrosion check
Hydrant cover and frame condition
Spindle and operating key check
Outlet size and thread condition
Marker post / indicator plate check
Surrounding access and ground level
Distance marker accuracy

Who Needs This Service?

If you own or manage a property with hydrants on private land, you are responsible for their maintenance. This typically includes:

Owners of large commercial properties
Industrial estate and business park managers
Local authorities and housing providers
School, hospital, and campus facilities teams
Owners of buildings not served by street hydrants
Properties with private fire main arrangements

After the Test

Pass

A compliance certificate is issued confirming that the hydrant meets the required flow and pressure standards. Stored in your online portal and renewed each year.
